Let’s say I find a property online and call the listing agent to go see it. Afterwards I hire my own buyer agent who offers me a rebate. Can I use that buyer agent to make an offer on the property, or am I required to use the original listing agent?
The listing agent may be able to fight that they’re the procuring cause of the transaction if they introduced the property to you. Thus, they may be entitled to the commissions.
If you’re planning on not using the listing agent and they’re the ones that are showing you the property, it’s best to be upfront and let them know that you have another agent who is representing you in the transaction.
